2 Fill out our loan application
LoanScapes, LLC has three easy ways to fill out your
loan application. Either go through our
Secure Online
Application with easy help features, print an
application and mail/fax it to us, or request that
LoanScapes, LLC send you an application via US Mail. Any
way you choose, you will be quickly on your way to
mortgage savings.
3 We process your application, have
your file underwritten, arrange for the necessary
documentation and arrange for your closing.
Processing your application - Once we receive your
application we immediately lock in your rate for 30 days
and e-mail you a Rate Lock Confirmation within 1
business day. Our processor (who will follow your loan
all the way to closing) will pre-screen your application
based on income and credit worthiness. We will package
your application and submit it to our top national
lending partners within one business day. Our processors
will put together your approval package requesting only
the necessary documents that are required for your
personalized loan. Many lenders ask for a standard
"cookie cutter" checklist of documentation for every
loan. Half of which may be truly necessary. LoanScapes,
LLC will request only the documentation that is required
by the lender for your loan to close.
Once your loan is approved (within 2 business days), we
will e-mail you a commitment letter send you our loan
approval package via priority mail within two business
days from approval. This package consists of a copy of
your loan commitment, application for your signature, a
Good Faith Estimate of Settlement Charges , a Federal
Truth-In-Lending Disclosure Statement, a Rate Lock
Confirmation, a list of required documents needed to
expedite and complete the processing of your mortgage
application, a password to check the status of your loan
on-line 24 hours a day, 7 days a week and a postage paid
return envelope. Return the requested documents within
10 days and we will do the rest.
LoanScapes, LLC will contact an approved appraiser for
you. If you would like to order this yourself please
include this in the special instructions on the
application. The appraiser will contact you and make an
appointment to meet with you at the property. You should
make arrangements for paying your appraiser at this
time.
The only thing you must do, besides returning the
documents required to close your loan, is obtain
homeowners insurance.
LoanScapes, LLC must process and close your loan within
the lock period. For refinances the loan must close
three business dates prior to the expiration of your
lock. Therefore we request that you submit the
documentation requested in your approval package within
10 days or we can not guarantee the completion of your
loan prior to your lock expiring.
Closing- After all your documentation has been verified
and final funding is authorized to LoanScapes, LLC
(usually within 5 business days), we will prepare all of
your closing documents. We will supply these documents
to the title company of your choice or we can arrange
for a title company to close your loan. Closing can be
arranged to meet your schedule, as typically your
Realtor will make these arrangements. Closing can occur
within 3 days of final funding authorization.
At any time during the process, you can check the status
of your loan with your confidential password 24 hours a
day, 7 days a week or contact us through our Conference
Center.
